My question is, i have the address of the property owner which is just a field now, Should i call them or should i go knock on there door.
They live miles from this property. First time doing this so all opinions are welcome.
 
I prefer a face to face. I have called when I have a hard time running down the property owner, but I think a lot of land owners feel better when they can actually talk to you in person. Not to mention, I have had a casual visit lead to other sites. The site I worked this past spring has produced numerous seateds, Indians, shields, and two centers. I drove over an hour just find the land owner and waited in the area for several hours for him to show up. After a nice visit, he gave permission. I always checked in with him after the first trip. Now I have an open invitation and do not have to checki in. He also started telling me about several old school sites and a couple old homes in the area. I think if possible, try and meet the land owner face to face.
 
I agree, face to face is best. Go there groomed, cleaned, casual and by yourself. When you knock at the door, step back 8 to 10 feet. Don't attempt to shake hands right away, if at all, unless they put out their hand first.
I usually say hello sir or mam, my name is ...first and last name...I live in ......county. Look them in the eyes when talking and have a pleasant happy face...no scowl. Proceed with your reason for the visit.
If they say no, say thanks for your time and if you change your mind....hand them your card...give me a call if you would. I have business cards for remodeling, so that can also be a bit of face to face marketing.

As a large property owner myself, i would not allow any stranger to hunt, use ATVs or detect on my property based on an email, phone call or letter... period.

In the case you're a neighbor or live in the vicinity of the property owner play this up, its worked for me.

And as others said, if refused, thank them for their time and go on. And refusals will happen, just don't be permanently deterred.
I had researched an old promising virgin County Fair site, knocked on the property owner's door, gave my 'schpeel' and they bluntly said, 'we don't want anyone on that property'.
Oh well, on to the next!!
